Mississippi Land for Sale

Named after the Mississippi River, Mississippi is a southern state home to many outdoorsmen.  Whether you hunt, fish, farm, or just enjoy nature, the state has spectacular features to offer anyone.  With the southern side of the state reaching down to the Gulf of Mexico the state is relatively warm with long growing seasons and mild winters.  The state is generally flat with an average elevation of only 300ft and the highest point around 800ft.  Average summer temperatures are in the 80s and average winter temperatures are only down in the 40s but you may see summer highs well into the 90s and winter lows well below freezing.  The state is mostly rural lands with over half of the population living in rural areas.  The state’s economy benefits greatly from agriculture with some manufacturing as well.  There isn’t a large city or economic hub to attract large corporations to the state.    

 

When searching for vacant land and large tracts of property, Mississippi is a great resource.  The average property value is over $100 less than the national average only $127,000.  Over half of the state is covered in wild forests so it is likely any property you buy would be exceptional for hunting with the potential for timber revenue.  Landowners in the state also benefit from low property taxes.  The state average is just 0.80%.  Each county has different millage rates depending on financial need and calculated based on the assessed value of your property.  The assessed value is 10% to 15% of the market value depending on the primary use of the parcel.  If the tract of land will be used as your primary residence, you receive a discount for homestead exemption, lower assessed value to start, and a low cost of living.  While housing comes in at almost half the national average, the state also has cheaper utilities, food, and transportation. The only area where the state is more expensive than the average is healthcare.  This is likely due to low population density in any one place.  

 

Hunting land for sale in Mississippi

 

Mississippi has no shortage of hunting land for sale with tracks ranging from a couple acres all the over 10,000 acres.  Hunters also benefit from relatively long hunting seasons and relaxed litigation.  For wildlife management purposes the state is divided into 5 zones; Delta/South Delta, Northeast, East Central, Southwest, and Southeast.  Limits and seasons may change based on the area so be sure to know the laws where you plan to buy.  Mississippi offers a wide array of species as well, including deer, turkey, hogs, quail, ducks, and dove.  With many rivers and a long coastline along the gulf, the state is a great place for people who like to fish as well, a common activity for hunters out of season. 

 

Farm land for sale in Mississippi

 

Mississippi farmers and agriculture in general impact the state economy by almost 8 billion dollars.  Either directly or indirectly, agriculture affects the employment of almost 30% of the state’s population making it the largest industry in the state.  Farmers of the state enjoy a long growing season of 231 days on average as well as plentiful rainfall, around 56 inches annually.    The largest crops in the state are soybeans cotton and corn but forestry has a larger economic impact than all three of those.  The farmers of the state also have a large amount of cattle and chickens, with the state being a large producer of broilers.  The most unique farm product in the state is catfish.  Mississippi is the largest producer of farmed catfish in the country.  If you are looking to purchase a farm in the state you will be happy to find the average price per acre lower than the national average at only $2800 per acre.    

 

Cheap Land for Sale in MIssissippi

 

Land in Mississippi is generally inexpensive compared to other states so if you’re looking for cheap land by the acre, you have a good start looking in Mississippi.  The area with the lowest average sale price of tracts of land is the Southeast part of the state, where the average price drops below $300,000.  The Southeast sees some severe weather but is also affected by less desirable soil quality as you near the gulf.  The average price is slightly higher than some states but this is due to generally large properties so while the asking price is higher, you are also going to get more land.
