168 acres full hunting lease

We have 168 acres to lease out yearly in northern Missouri for hunting. We also lease it out to a local cattle farmer from May 1st to Oct. 15th. He never puts his cows in until middle to late May(usally late) and takes them out on Oct 15th. He uses the time before to check fences and repair any that need it. My past leasers have never had a problem with spring turkey season hunting. We do have a triangle section fenced off and has a electric pole and meter if you want electric up close to the old barn. I like yearly leases (even though I know I can make more by doing it by dates). The contract dates from Feb 1st through Jan 31th . The price is   $6000 for 1 to 3 hunters per year .
