This 2,805 acre ranch is located south of Chillicothe, TX in Hardeman County, between the Farmers Valley and Medicine Mounds communities.  The land has approximately 130 ft of topography change with steep escarpments, flat grass prairies and a heavily wooded bottom, all along over TWO MILES of frontage on the Pease River! Scenic views and excellent hunting make this ranch one to enjoy season in and out. LOCATION: The ranch is only a 10 minute drive from Hwy 287, the main highway corridor from DFW to Amarillo, with either city being just 2.5 hours away.  The ranch is accessed by a 30 ft. wide deeded access easement through the neighbor to the north from Evans Rd., approximately one mile long. Evans Rd. is a county maintained dirt road; the paved FM 392 is three miles away. SURFACE WATER: The Pease River makes the south boundary for approximately two miles.  This river runs water most of the year, with several creeks and ravines feeding it upstream.  The river attracts wildlife, as the does the surrounding thick brush and trees around it. Eighteen dirt tanks are throughout the pastures, two of which will hold more than two surface acres of water and another two that will hold one surface acre.  The land has multiple shallow ravines and drainages transversing it, allowing you to dam up more ponds if desired. LAND TERRAIN: You enter the ranch on the north side, which is the highest point.  A 90 acre field on this side is planted in winter wheat every fall for deer and cattle grazing.  On the edge of the field is a steep 50 ft. tall ridge providing ten mile long views in three directions, providing a great place to build a lodge.  Electricity is approximately one mile away to the ranch’s entrance and could be brought down the access easement from the county road. After this ridge are many clay breaks and escarpments going south, with cedars and scattered mesquite trees.  About a half a mile further the land flattens out, with solid turf grasses and mesquite thickets, plus some hardwoods.  The mesquites grow denser as you approach the river bottom, which is sandy and has towering cottonwoods and elms, and heavy underbrush such as sumac, wild plum and false indigo.  Some areas in the bottom are EXTREMELY thick, with dense wooded motts and HUGE 60 ft. tall trees! The ranch has a good main road going from the entrance, all the way down to the river.  Where this road goes through the rougher areas it has been graveled to prevent washouts, a total of about one mile of gravel.  The river fence can be driven along most of the way, in several places it is right next to the bank allowing for easy river access.  Other roads around the ranch provide access across the pastures, mostly suitable to UTVs.
