Franks Place Ranch is a compact, simple to operate, desert ranch. The ranch headquarters are located at the end the road where you can not see your neighbors. Its quiet and private. The older home is well built with a big yard. The driveway is located four miles from pavement. This ranch could be a stand alone 400 cow outfit or a summer place for a lot more. Its close enough in for convenience but far enough out to be private. It has the capacity to make someone a living and can be operated by one person. This is the size of ranch that is in demand and do not stay on the market for very long! The BLM permit is large and fenced into six pasture and does not run in common. They start out on the breaks of the Owyhee River and up and back to the ranch. The BLM has had some flexibility in the past as to how the permit can be used. This has allowed the operator to go out and come back to some private irrigated pasture then go back out for 6 weeks. Calving percentages and weaning weights have been very good that last few years. The permit is a horseback, cowboy friendly piece of country. Big and open country with strong grass. Little or no concerns from riparian issues or endangered species. There are no horses on the BLM. The private land has reliable water from both a creek and a spring. The well at the headquarters artesians 300 to 400 gallons. It has a diesel powered pump for the pivot and the engineering is done to put another pivot in. The springs and the well produce roughly the same water year in and year out.
