Alabama Land for Sale

If you’re looking to purchase a vacant parcel of land, Alabama can be a great state to shop around in. The state offers tracts ranging from as small as you would like all the way to 18000 acres. No matter your budget there are options for you. The state’s average cost per acre of agricultural land comes in at $3100. The state also offers some of the lowest property taxes in the country. Property taxes are calculated based on the assessed value of the land, which is 10% of the appraised value. The millage rate used to calculate the exact tax changes by county with the state average total property tax being $398, or 3 to 4 cents per dollar of assessed value. The state varies as you travel from the northern portion to the southern portion. The north is mountainous with average winter low temperatures in the 30s. The south is flat and borders the Gulf of Mexico. Many parts of the state see average summer highs above 90 degrees. The mild winters make the state a great place to escape the severe cold of the North and it also makes the growing season relatively long, which appeals to people looking for agricultural real estate.

Hunting Land for Sale in Alabama

If the goal of your land purchase is to own a hunting property, Alabama provides a lot of diversity.  The state is most widely known for its whitetail hunting but it also boasts a healthy population of turkeys, doves, ducks, hogs, coyotes, and bears.  The state has a long, lenient hunting season with a simple licensing process perfect for out of towners or people looking to hunt every weekend.  The tracts of land found around the state can vary in size and features to fit almost any budget. The right small parcel with a good neighbor can produce some memorable trophies.  Buying land can open up many doors allowing for year long management as well as nuisance applications.  Having private land also allows for year long and night hunting of feral hogs.

Farm Land for Sale in Alabama

Whether you are looking to start a farm or not, the state’s economy is largely made up of agriculture.  This can provide ample opportunity for hunters to generate revenue to cover the cost of the land as well as provide farmers everything they need to be successful.  The state is known for producing timber, cotton, peanuts and a large variety of other crops.  The state also has a large number of cattle and chicken farms throughout the state.

Cheap Land for Sale in Alabama

The state of Alabama is mostly rural with only a handful of large cities such as Mobile, Montgomery, and Huntsville.  Also the climate and geography of the entire state is mild and enjoyable meaning there isn’t necessarily one part of the state that is less valuable than other.  If you avoid the few major cities and stay away from the short coastline, many of the properties can be purchased for a fair market value.  Follow the standard rules for finding good deals by check often, expanding your area, and looking for land for sale by the owner.  Find a realtor familiar with the area who knows the appropriate values of the properties you are interested in.
