Land for Sale in North Georgia
North Georgia differs from South Georgia as it’s the beginning of the Appalachian mountains. Having Atlanta, a major city in the middle of North Georgia combined with several intersecting interstates and a few major colleges helps to drive the cost of land up. And while there are mountains, they are less dramatic as mountains found in other states making the land highly desirable to live on. North Georgia is still a relatively mild climate but can see colder winters and snow that you wouldn’t find in the southern portion of the state. The area has plenty of land buying opportunities with plots of just a couple acres to tracts larger than 1000 acres.
Land for Sale in South Georgia
Red clay hills, corn farms, peanut farms, cotton farms, and quail plantations can be expected in South Georgia. There are also several large rivers snaking their way down towards the coast giving the region a mixture of pines and hardwoods that surround the many farms. If owning a home on thousands of acres in the Southeast is your goal, South Georgia could be your new home with tracts of land over 7000 acres for sale. The area offers plenty of agricultural investment opportunities as well with the extensive farmlands, and timber. You are also getting far enough south that it’s just a short drive from the sand beaches of Florida making this a great area to retire. Many south Georgia residents own weekend homes along Florida’s panhandle.
Hunting Land for Sale in Georgia
Hunting and Georgia go hand in hand. Georgia is home to healthy populations of whitetail, wild hogs, wild turkeys, dove, waterfowl, quail, predators, and more. Enough to keep any hunter entertained year round. The state offers tracts of land ranging all sizes to fit almost any budget. The climate and soil conditions allow for very successful food plots that can often thrive for the entire season thanks to a lack of snow and freezing temperatures. Being home to a large number of hunters, the state has relatively relaxed hunting laws not requiring tags to harvest most species like some other states. The seasons are long with Dove season spanning from early September to January and other species opening and closing through Spring Turkey in April. Some species such as predators and hogs can even be taken year round or at night. Buy a piece of property here allows you to take advantage of all the relaxed laws as some leases may have their own stricter rules as well as tighter management rules on public hunting lands.
