At first glance on a map, Ohio does not seem to have anything exceptional coming from its geological location.  It’s not on an ocean, it doesn’t border another country, and it’s not exceptionally large.  Why then would you look at making a land purchase in the state? There are some low key factors that can make the state an exceptional place to buy.  The state is relatively flat with a superb array of roads and highways making travel around the area very easy.  A combination of the large coastline on Lake Erie and the proximity to so many major economic centers makes Ohio an important state for the transportation of goods. Being close to so many major cities and so much of the population also makes the state a great place to operate a manufacturing facility, as the cost of domestic shipping would be relatively low.

 

If you are in the market for a homestead, Ohio’s average home value has been around $150,000 which is low compared to the national average in the mid 200’s.  The cost of living is also less than the national averages in regard to health, food, and utilities. On the other end of the stick, Ohio’s farm land prices are higher than many other states and their property taxes are significantly higher than the national average of 1.08%.  The state is broken up into 88 counties each of which has a different millage rate.  The millage rate is used to calculate the property tax based on the assessed value of your property. On average, assessed values for the state are roughly 30% to 35% of the appraised value.  The statewide average calculates out to 1.57% with counties such as Cuyahoga county as high as 2.41% and rates as low as 0.86% in Lawrence county.  Make sure to check the county of the properties you are interested in as this can add thousands of dollars in expenses each year to owning the parcel.

Ohio is known for producing record bucks.  Whitetail in general across the US get larger the farther north you go, as well as the more agriculture in a region. The state also attracts hunters for its populations of wild turkey, mourning dove, pheasant,and mule deer.  The states best hunting comes in the Southern and Eastern parts of the state. Statewide there is a relatively short firearm season so you may be buying a bow to go along with your new property.  The United States population density is generally higher in the Northeast which affects the size of tracts of land.  This can be seen as most tracts available in the state are shy of 1000 acres but there are many properties available with 100s of acres.

When buying land the question of farming always comes up. If you are looking to buy property and acquire income of a more passive style there is a large timber and forestry industry. Most of the state's forests are hardwoods increasing the value per tree but also increasing the mature growth time.  For active working farms the state is a large distributor of soybeans with corn coming in as its next largest crop.  The state boasts an average 170 day growing season which is normal for states in the Northern part of the county. Hogs are the state’s largest livestock and the state is one of the top producers of pork in the country.  The state also holds large amounts of cattle, chickens, and turkeys.  Overall the state was impacted nearly 8 billion dollars by agriculture.  Have a realtor help you find the property where you can take a piece of that pie.      

 

Cheap Land for Sale in Ohio

 

Cheap land in Ohio trends more in the Southeast portion of the state.  This area is secluded from the many cities and universities that have sprouted off of the Lake Erie area as well as being away from Cincinnati and Columbus.  It is also separated from the Eastern seaboard by mountains, making the state's largest industry, transportation, less fond of the area. When compared to the Northwest the land has more elevation changes with the proximity to the Appalachians which decreases the agricultural value.  Farms and land in the Southeast have an average value under $200k, which is the only place in the state to achieve this.
