Oklahoma Land for Sale

Oklahoma offers a lot of opportunities for buying land.  The state has two primary metropolitan areas, Oklahoma City and Tulsa, which contain two thirds of the population of the state.  This leaves a majority of the rest of the state open to rural areas with land owning opportunity.  A unique feature of the state is the diversity of the geography across the state.  The Northwest is mountainous and the Southeast is more of a humid flat forest.  The average elevation of the state decreases as you travel from the Northwest to the Southeast and the ecology changes the entire way.  For someone looking to buy some hunting land, this gives a wide variety of habitats to choose from. 

Hunting Land for Sale in Oklahoma

Oklahoma, like it’s neighbor Texas, is home to some of the best deer hunting in the country producing record bucks.  The deer benefit from the mostly rural setting of the state combined with the large amounts of agriculture throughout the state.  This provides ample opportunity for someone to come and buy their dream hunting property. Similar to the diversity of habitat across the state, there is a diversity in lot size.  There are lots of smaller tracts of land to choose from around 50 acres that provide the perfect weekend hunting spot or an excellent new option in a hunters portfolio.  The state also offers many large multi thousand acre tracts for the hunter with a higher budget or someone looking to become a rancher and profit from the property.  

Cheap Land for Sale in Oklahoma

Buying land in Oklahoma can be relatively inexpensive when compared to other states.  The state lacks some geographical features that drive up rural land prices such as large waterways and nearby cities.  The state also contends with severe weather coming from being located in tornado alley, which makes it slightly less appealing and keeps demand, and therefore price, down. Like other states, you can find better deals looking for Oklahoma land for sale by owner, but this can be tricky to find, requiring a search at the local level with tools like craigslist or newspapers.  Depending on where you look lots can be found for less than $2000.  

Land for Sale in Southeast Oklahoma

Looking at satellite images of properties can be one of the best ways to scout the area prior to getting out and exploring it in person.  The same can go when you are trying to figure out what part of the state you want to buy in. If you look at Oklahoma as a whole in a satellite image, there are several features that pop out instantly.  It becomes clear very quickly that most of the population can be found in two areas.  It’s also obvious how the state goes from brown on one side to green in the Southeast. The climate in the southeast brings more rainfall and milder temperatures, allowing for lush vegetation to flourish.  The region is referred to as Choctaw Country after a native american tribe located in the area.
