1100+- quail lease staring after January 19 2025

I have a 1100 acre parcel out of 3k plus looking for someone who wants to hunt the last month of quail season no one hunts quail here don’t know much about them either but there’s a lot of brown ones, blue and scaled quail there are only senderos no fields looking for someone who’s interested in leasing seasonal just for quail,  lease starts right after deer season ending Jan 20 till ending of quail season no sub leasing. Lease is off Jennings rd about 6 miles from aguilares taking hunters at 2. 5k a gun no more than 6 hunters in total immediate family only there’s a camp on sight with light and rv plug.. Zero hunters on lease as of 1-13-25 or can rent it out to just 1 group for a better rate
