432 acres in NW Missouri - Minutes from Iowa line

I have available a total of 432 acres made up of 5 different tracts located in both Gentry and Worth Counties in Northwest Missouri (all 5 tracts are located within an 11 mile stretch - 4 tracts are in Worth County and 1 in Gentry County). The farms range from 5 to 16 miles from the Iowa state line. Located in strategic spots on each tract will be at least one tower blind. Also, there will be at least 2 ladder tree stands on each property. A lifeline safety system will be present at each tree stand location (you must bring your own harness). A 2-acre food plot will be planted on Tract 5 in late July/early August. Detailed OnX maps will be provided in early fall showing blind/stand locations, best access routes to those blinds/stands, and parking spots. You are also welcome to bring your own stands and blinds to hunt the properties how you see fit if you wish. Lodging is included via a camper located on Tract 5. A large hanging/skinning rack and fire pit will also be located on site. Hotels are located in nearby towns if that option is preferred. Gas stations, convenience stores, grocery store, restaurants, bars, and laundromat are all located only 8 miles from Tract 5. There are 3 leasing options we have settled on for the 2024 season (minimum of 4 hunters with a maximum of 5 hunters per lease option):
Rut Archery (Nov. 2nd-7th ~ 6 Days) $1,500 per hunter. Opening week of Rifle Season (Nov. 16th-20th ~ 5 Days) $2,000 per hunter. Second week of Rifle Season (Nov. 21st-26th ~ 5 Days) $1,700 per hunter. Half of the total amount is due at booking to hold your parties spot and it is non-refundable (willing to work with you to change dates or hold your spot for next year IF available). The remaining payment is due upon arrival. Insurance is included in the price, however, a liability waiver signed by all hunters is required. Myself and a close friend own these properties and we are local residents in the area. I will be available during your stay to show you the farms, answer any questions, and help out in anyway I can to ensure an enjoyable experience for both of us.
