The Land:
“60 ac spanning 2 densely wooded ridgelines with shallow outer slopes, encircling a draw with several fingers, a seasonal creek, seasonal cistern, and some small clearings. The situation:
We have had a massive increase in interest for our leases in 2025, so we had to raise our fees for insurance purposes and to thin the pool of applicants. Which means, it is also necessary to update the description for our posting. The property is divided into 10 uneven sections and we generally offer 10 non-exclusive contracts @$1000 per section. Each contract can accommodate up to 3 adults +1 minor each, for 6 total in each section at one time. Split 3 ways, that’s $330 a head. This rate does include other amenities, that can be negotiated prior to signing. I don’t want to forget to mention that the white tail bag limit in this region of TN is:  Two (2) bucks total AND three (3) doe per day for the season (Sep-Jan). With these odds, you could make a killing on venison.  (pun intended)

We have several requests to do an exclusive agreement for all 60ac. An exclusive agreement will shut out our regulars and force them to find other land, so here are the terms: 
Not to discourage you, but an exclusive contract for ALL 60 ac would be very expensive for the season. (Honestly, for an exclusive agreement, nothing is “truly” off the table. I am open to negotiating most details.) 

Primarily, this means that no-one, other than myself or my representative would visit the site during the hunting season(s) defined in the contract. You and your contract members (up to 15 adults accompanied by 1 minor each) would be able to come and go as they please during that time.  “But Brandon, 1 contract can have up to 3 adults and you have 10 contracts. Why cant I have 30 adults?”  Good question. One contract section covers “Up to 3 adults accompanied by 3 minors”. We don’t want 60 people out there all at one time, so the limit is set at half. This is for liability and insurance purposes.  ... And the neighbors might get suspicious. There are also environmental and safety considerations that are covered in the lease.
