600-Acre Prime Wisconsin Whitetail Hunting Land w/ Cabin

This parcel for lease lies in both waupaca & shawano counties. Approximately 1/3 of the acreage is in shawano county and the remaining 2/3 is in waupaca county. The habitat is comprised of 400 acres of marsh/swamp, 200 acres of poplar/maple/oak regrowth from a clear cut in the late 1980s and 30 acres of roadways/clearings for food plots.

​there is a 140-acre farm abutting the south boundary of the lease. It is not included in the lease but is farmed with alfalfa, corn and soybeans. There is no deer hunting allowed on this farm other than the landowner. This agricultural land is managed in order to keep deer in the lease within close proximity to feed during the archery and gun hunting seasons.

Deer on this parcel in the 2 1/2 year old range and are in the 130-140 class. The 3 ½ year olds can be in the 140-150 class, and the 4 1/2 year olds (the real trophies), can exceed 150-160. It’s of the utmost importance to care for the land to attract trophy whitetails and practice quality deer management. The current land owner has been a steward of this property since 1994.

One of the adjacent properties is 120 acres of crop land. This season will have soybeans on 90 acres and pumpkins on 30 acres. Next year the soybeans will rotate to corn. The winter cover crop after the pumpkins will be winter rye. These crops are prime for attracting whitetails. (there will be no hunting on this parcel.)

This 610-acre parcel offers all of the requirements that are needed for trophy whitetails. There are not many contiguous properties of this size available to lease anywhere in wisconsin, especially in a top-ranked area with the deer population of waupaca county.

The management of this parcel will be a partnership allowing the lease members to make decisions regarding the deer harvest. The property owner will not invoke strict rules to hinder the enjoyment of the hunt. They will offer input from their experience to lease members to meet their ultimate goals, to have an enjoyable adventure with the opportunity to see and possibly harvest a trophy whitetail.

Turkey hunting is included in the lease. Waterfowl hunting and trapping will not be included. Use of 4-wheel vehicles is allowed for hunting related activities, but not recreational riding.

This 610-acre parcel will be available for lease june 1, 2017 with an annual lease term. Lease will expire on 5/15/2018 with the option of renewal. Renewal commitment must be made by february 1st with a down payment of 25% of the lease.
