Property description:
-Exclusive use of 480ac farm (FSA maps available upon requests).
-Exclusive lodging and storage with lease on the farm site. (sleeps 6-8)
-40ac reservoir/lake for fishing; crappie, bass, catfish.
-50ac of deer woods and 5ac of planted sunflowers (lease can include dove hunting).
-Wildlife include: ducks, geese (primarily specklebelly) deer, dove and fishing all included in the 12 month hunting lease. Travel/Location:

-Water guaranteed on at least 2 rice fields. (please ask for more details and layout)
-Roughly 400 contiguous acres of available goose hunting area and setup: $7,000 total (Oct-Jan) (with access to goose guide with decoy/blind setup at no charge)
-Roughly 200ac of available deer/dove hunting (planted sunflowers along 40ac reservoir) forage area setup with 50ac of dry woods: $3,500 total (Sept-Feb)
-40ac reservoir stocked with bass, crappie, and catfish fishing year-round: $4,000 total (all year)
-Fishing only on reservoir, no hunting, waterfowl rest area and fishing. (rested to increase hunting success)
-Lodging on farm site: Kitchenette, living room and 3 bedrooms/1 large bath which can sleep 6-8. $5,000 which includes all utilities and Internet for TV (pictures/layout details upon serious requests)

***Total annual hunting and fishing lease available: $32,500 (50% of lease paid at signing of agreement and remaining 50% at start of duck season)***
