This 1400 acre hunting lease located in northeast Baylor County, Texas approximately 1. 5 miles south of the Waggoner Ranch will accommodate up to 12 hunters. The North Fork of the Little Wichita River and its tributaries run through the land plus the16 stock tanks provide plenty of water for wildlife, duck hunting and fishing. Exclusive use of the ranch house is yours from October 1 through January 5 (or end of regular deer season). The house and attached bunk house sleep 15; 3 baths; fully furnished (dishes, utensils, sheets & towels); dishwasher; 3 hot water heaters; central heat and air; fireplace; covered patio with fire pit and 3 cookers; car port; skinning rack and water; covered storage for 4-wheelers and feed is available. You pay for the utilities, Direct TV and internet. It’s available for rent during the off-season with 2 weeks notice at $50/person and a minimum of $200. Annual lease is $28,500 which can be paid in 2 installments. One-half is due upon signing the lease and one-half on June 1. No trailers or RVs. No singles wanting to be added on to a group.
