700 secluded acres of Appalachian hardwoods

This exceptional hunting property is being offered for hunting through a private hunt club and includes lodging. 
  It consists of 700 acres of heavily wooded hills and rolling pasture, with a large (100+ feet wide) creek.  It offers outstanding hunt opportunities for whitetail deer, turkey and other small game. Trail cameras have recorded bear and elk as well.  Fishing is available (bank and small boat) in the creek which is renowned for its elusive and prized muskie.  Access to the property is convenient from major roads, and the property has 18 miles of well-established 4-wheeler trail.  There are 20+ deer stands in place and an equal number of well-stocked feeders.  There are also two fully enclosed elevated blinds and climbers/ground blinds are available.  Recreational use of the property is available during other times of the year and includes hiking, trail riding, camping, boating,swimming, etc. This is a great family get-away place and accommodations are provided in a modern and comfortable 3-bedroom mobile home (sleeps up to 8), a large rustic hunting cabin with water and electric (sleeps 10+), a modern rv that sleeps up to 4 (would be a tight fit!), or a camping site of your choice can be selected.  Rv hookup (water and electric) can also be arranged if you wish to bring your own but you will need to have a holding tank (dump site is available).  Food catering can also be arranged.
  The property is about 700 acres and can support numerous hunters with realistic opportunities for all.  Hunters will have first option for return visits on an annual basis and recreation is available year-round, with the landowner on site and willing to assist you however needed. 
    Turkey hunts are $175/day per hunter for archery.  Deer hunts are $200/day per hunter for archery, $250 for crossbow/muzzle and $300 for modern gun with a 3 day hunt, 4 night minimum.  All hunts include use of lodging.  Deer gun hunts will be very limited to maintain low-pressure.  The modern gun season is generally 16 days in this zone and starts in early november. 
    I’ve been involved in deer hunting for this property for over 20 years and have it, let outfitters sell packages and done open-market hunting.  My experiences indicate that by far the best option for hunters is to allow us to do all the work of the deer feeders, stands, etc., and just show-up and enjoy a nice hunt.  Hunters will have input into management for the deer and won’t spend weeks of work or many thousands of dollars to hunt.  Upon arrival your first day will be a ‘scouting’ day for you to explore the property with a guide and be provided with maps.  On hunting days you will need to get yourself to your chosen site.  Atv use will be permitted (bring yours) only if all hunters agree, otherwise you will need to be able to hike to your site (much quieter and better).
