I have been approached by several quality hunters to find and rehabilitate a property for wildlife in Val Verde County. Ideally, we would like to lease long term and have year-round access. My group understands that developing relations and completing long term stewardship goals cannot happen short term, so with that said, we are looking for a long term lease. Ideal range would be between access to 2000 – 4000+ acre with preference for a cabin/house on the property. Pay range we are seeking is $4 an acre on low end to $7 an acre on the high end. Regarding camp/house: a remodel, cleaning project, or build is not a complete turnoff; especially if this ends up being a long-term annual lease. Stewardship is a yearlong process for us so in terms of property use I would expect to see a visit to the property a few times from Sept to December and at least 5-6 visits during the off season for work weekends. Our management philosophy is simple. We target 5. 5 years old or older bucks period. We will also harvest does, but age will not be as big of a factor as the bucks. Harvesting does is imperative for our herd management process. Depending on the size of the lease there will be plans to designate an area off limits for feeder, blind, and traffic for deer. For an example a 4000-acre ranch would have around 400 acres set aside as a reserve. We will also be pulling jaws and logging all harvests. This will be beneficial should you chose to transition or maintain a wildlife tax exemption. As for exotics more times than not if more than one species is free ranging on the property we believe there should be management so that a balance is kept with the food supply and existing range conditions. With that said we would like to control exotics year-round; especially those with sheep or goat genetics. I want to thank you for taking the time to read this long winded posting.
