4400 acres south Texas lease

We are looking for 1 experienced deer hunter to join our group. Total members is 8. We have 4400 acres lease in south Tx maverick county. We have leased this property for a long time. Near Quemado Tx. The property is MLD. High fenced on two sides. The ranch has roads through out property. We currently have ~15 blinds/feeders. Many are combo deer blind with bow sets in brush or trees. The camp has 3 small houses. Two of the houses can be used by new members. We also have 2 RV hook-ups available. Water and electric included. The barn has a walk-in cooler and 2 cleaning racks. We have a small tractor for mowing and moving equipment. The lease is $6800-$7500/member. This includes lease fee, corn, permits, repairs and camp. You Cannot split a membership!! Guest are allowed but they hunt off your tags and member must be at ranch with all guest including any family. Members have first choice on all blinds. New members will need to provide a deer blind, feeder and 2 trail cameras. No feeders that require ladders to fill allowed. The camp houses may require new window AC, or refrigerator. The property is MLD and we normally get about ~60 permits split 50/50 doe/bucks. So a member will get 7-8 tags. You can only shoot one trophy deer ~5 years +, 10pt, 150+. We normally only see 1-2 trophy deer shot each year. There are several nice management bucks taken each year. Lots of hogs and coyotes. A few exotics pass through at times (axis, rams, elk). Atvs, Utvs, trucks can be driven everywhere. But it does get muddy in areas and trucks will get scratched. This is not a lease to leave young kids in blind or camp. It’s very close to border and illegals are traveling through frequently! They will bust hunts, sleep in blinds and walk into camp. Border patrol is on ranch frequently picking up illegals.
